A property's gross rental yield can look attractive before expenses. Its capitalization rate reflects operating costs such as taxes, insurance, HOA/CDD, maintenance and management. These estimates update when you edit the calculator below.

Wind & Flood Insurance

Request property-specific quotes and review flood zones, deductibles, roof age and coverage exclusions. An average insurance rate is not a quote.

HOA, Condo & CDD Costs

Check assessments, association budgets, reserves, special assessments and any CDD charges. Costs may change after purchase.

Rental Restrictions

Confirm city/county rules, condo documents, HOA lease minimums, registration requirements and any restrictions on short-term rentals.

Taxes & Maintenance

Estimate taxes after the purchase rather than relying only on the seller's tax bill. Budget for repairs, vacancy and major replacements.
